FAQs
The questions that come up on the phone.
Answered the way James would answer them — including the prices, because there is no reason to make you ring to find out what a boiler service costs.
- Are you Gas Safe registered?
- Yes — JET Heating works on natural gas as a Gas Safe registered business, and separately holds OFTEC registration for oil-fired appliances. Every Gas Safe registered engineer carries an ID card showing the specific appliances they are qualified to work on and an expiry date on the back. Ask James to show you his before any gas work begins; you can also check any registration yourself on the Gas Safe Register website.
- Do you do oil as well as gas?
- Yes, and it is one of the main reasons people ring. An oil boiler service is £149 plus VAT and is carried out under OFTEC registration. For houses around Shipbourne, Plaxtol and the Sevenoaks villages that are not on the mains gas network, it means the same engineer can look after the boiler, the tank feed, the cylinder and the plumbing.
- How much is a boiler service?
- A basic gas boiler service is £99 plus VAT. A full strip and clean — which is what an older or neglected boiler usually needs — is £150 plus VAT. An oil boiler service is £149 plus VAT. All the routine prices are on the prices page, and VAT is charged at 20% on top.
- I'm a landlord. What do I need and what does it cost?
- A Landlord Gas Safety Certificate (CP12) covering two appliances is £99 plus VAT, with additional appliances at £25 plus VAT each. A typical house with a boiler and a gas hob is two appliances. The certificate is a legal requirement every twelve months for rented property in England, and you have to give the tenant a copy — there is a full explanation on the landlord gas safety page.
- Will it be you doing the work, or someone else?
- It will be James. JET Heating Ltd has one active director on the Companies House record and there is no second van. That makes the diary tighter than a large firm's, but you deal with one engineer who has seen your system before.
- Do you charge a call-out fee for a breakdown?
- Breakdowns and plumbing repairs are charged at £99 plus VAT per hour with a minimum charge of one hour, so a short job is priced on time rather than on a call-out fee plus labour. Parts are on top and are agreed with you before they go in.
- Can you fit a Nest or another smart thermostat?
- Yes. JET Heating is a Nest Pro installer and fits Nest and other smart heating controls, from £150. The important part is not the box on the wall — it is wiring it correctly to the boiler and the zone valves, then actually setting up the schedule with you so the house is warm when you get in rather than at three in the afternoon.
- I'm buying a house. Can you check the heating before I exchange?
- That is what the homebuyer central heating survey is for: £195 plus VAT including a full written report on the boiler, controls, radiators and hot water system, so you know whether you are inheriting a working system or a £3,000 problem. It is a great deal cheaper than finding out in November.
- What areas do you cover?
- Sevenoaks, Tonbridge, Tunbridge Wells and the surrounding areas, working out of Shipbourne. If you are just beyond that, ring and ask rather than assuming.
- What if I can smell gas?
- Do not ring a heating engineer first. Ring the National Gas Emergency Service on 0800 111 999 immediately, turn the gas off at the meter if you can reach it safely, open the windows, do not touch any electrical switches and get everyone out of the building. Ring JET Heating afterwards to put right whatever caused it.
